This very good man, the owner of a firm, helped me recently,
 and of course I wanted to help him in return.

Here is the account of some help I gave him,
 and I am reporting it to you to help you to help others.

[Auditor:] Who BOUGHT from you?

[Koos:] We are not interested in names, of course,
         but in the individuals.  LFBD


[the firm-owner:]
"An owner of a small but expanding firm
  who wanted to invest his money profitably.

"He bought two appartments in order to rent them out."



[Auditor:] Who CAUSED your sales?

[the firm-owner:]
"It's very much our teamwork.

"The one who is
  closing [doing the last step of,
           causing the final and binding agreement
            (usually with a contract signed,
             and money paid) of  (Note by Koos)]
   the sale
    is not always the person who CAUSED the sale.  LFBD

"Sometimes it's even the wife  LFBD
  of a prospective buyer,
   who decides: 'I want it, we take it!'."



[Auditor:] Who BOUGHT from you?

[the firm-owner:]
"An old couple
  who sold their house  LFBD
   in order to live in modern,
    more comfortable,
    easier-to-maintain premises."  LFBD



[Auditor:] Who CAUSED your sales?

[the firm-owner:]
"I did cause sales, the closing of the sales,
  but that is not always so.

"Sometimes - for big investment projects by a bigger firm -  LFBD LFBD
  the owner
   either
    wants to get his last certainty established
     by [obtaining the opinion of] 'the management',
   or he
    wants to have a very personal approach, and
     sometimes we know each other also
      from already established personal contacts
       in (town of the firm-owner)."  LFBD



[Auditor:] Who BOUGHT from you?

[the firm-owner:]
"A young couple
  who both had [saved money on a special account for becoming a house-owner],
  who wanted to have something of their own,
   rather than paying rent
    and never owning a house or an appartment."  LF



[Auditor:] Who CAUSED your sales?

[the firm-owner:]
"I nearly would have said: 'The quality of our houses.'
  Or: 'It was just what the customer wanted.'

"But that's not all.

"A customer often needs help in his financial planning,
  and we provide it.

"We have a very experienced salesman (he is not the only one)
  who has a great understanding of people,
   of their desires and
   of their fears, and
  who is an expert in making sound [stable] financial planning for others -
    which is of course also important for us,
     because we want to have customers satisfied for life,  LFBD
      who can be sure that our planning helps them to keep their property."



[Auditor:] Who BOUGHT from you?  LF

[the firm-owner:]
"A [person] bought for his daughter  LFBD
  who would not have been able yet, at her young age, nineteen,
   to buy an appartment by herself, and so
    he [her father] made special private financial arrangements with her."



[Auditor:] Who CAUSED your sales?

[the firm-owner:]
"My wife sold to a befriended couple."  LFBD



[Auditor:] Who BOUGHT from you?

[the firm-owner:]
"Many couples around the age of forty, in good positions,
  who want something posh [luxurious] and modern
   that belongs to them, and then later belongs to their children."  LFBD



[Auditor:] Who CAUSED your sales?

[the firm-owner:]
"Of course, we all who are working in (name of the firm)
  want that our houses and appartments are sold.

"That is the intention that carries through all along:
   From the beginning to the end,
    whether we are deciding on the location and the purchase of land,
    or on the development of a project:
     What and how to build,
     thinking of how it can best be sold, and to whom.

"We don't develop projects that nobody would want,
  or that are too expensive to finance  LFBD
  or not profitable to invest in."  LFBD



[Auditor:] Who BOUGHT from you?  LFBD

[the firm-owner:]
"Many people buy privately, as an investment.

"They are mostly coming from the (name of State) area.
  Some also from further away.

"These are people who calculate in such a way that
  that what they invest now [in buying an appartment],
   gets repaid by the rent they receive from it.
 So that really they pay their property
  from the rent they get from it."  LFBD



[Auditor:] Who CAUSED your sales?

[the firm-owner:]
"I,  LFBD
  and we all together in (name of the firm) as a team.  LFBD

"We have the continuous intention
  to invest newly after we sold,
  to plan projects that will meet interest,
  to build these projects and
  to offer these projects on the market and then
  to sell these projects.

"And [after they have been] sold, to invest further.
  And so on."

[the firm-owner:]
"Great.

"More energetic, more IN the area of life
  which we cause by our activity;
  which I, myself, am actually causing,
   together with all others, and
   not only those of (name of the firm).  LFBD
     Because there are
      the architects involved,
      the workers,
      the banks,
      the lives of our customers,
      the development of (town of the firm), etc.

"I was able to broaden further
  my looking at
   what I AM involved in
    and
   what I AM causing."
